Quote from @Miranda Micire:

Hi Katlynn, I'm an agent here in Pittsburgh. Our market has been heating up quickly. I've seen a ton more multi-offer situations than I was for the past few months. Buyers are still cautious, it's not the same scenario where basically any house at any price will go quickly, however for the right location/right price things are going quickly. I sent my client the other day an awesome investment property and by mid-day it was already contingent. Prepping myself for a busy spring!

Busy is THE BEST!

Make sure he can get paid off the deal, as a licensed agent there are protocols to follow. Some brokerages are not the most investor friendly. If you contract a deal in Texas, reach out to one of the NetWorth Realty offices and see if you can assign it to them and go from there. Wholesaling is all about relationships, biggest tip is to be relational not transactional!

Good Afternoon BP!

I hope everyone has had a productive Thursday and an even more productive Friday. Start this month out strong!

How has the interest rates affected your buying, selling and business? I am a wholesaler in the Atlanta market, my business slowed down tremendously in December. However it did start to pick back up in January. Riding this current wave out as long as possible. The market here in Atlanta has an influx of homes for sale with sales prices dropping everyday they are sitting on the market. Which in turn is making the buyers here more aggressive in buying but also making some buyers more cautious.

How has your market been ? Are you seeing the same trends?

Hey Reeve, welcome home! You should come work for my brokerage when you get your license! I am a licensed agent at NetWorth Realty of Atlanta. We are a special niche brokerage that solely focuses on the investment side of real estate. I was like you and wanted to obtain my own investments as well. What better way to learn than working in the field and getting connected with investors, learn the different markets, network with contracts and ECT? Feel free to reach out to me, I would love to help.

Good Morning BP!

What are some good real estate meet ups here in Atlanta?

I am looking to network with other investor-friendly agents and investors in the Atlanta market.

Thank you so much in advance, I look forward to meeting you all there!

You can try Atlanta REIA and Georgia REIA. Atlanta REIA is a nice community, and so I've been told about Georgia REIA.

@Nicolas Londono Thank you so much Nicolas, I will check them out. I also just sent you a text!

Quote from @Carla Jones:

@Katlynn Teague My market is in the Atlanta area but I'm not as luck as you can't find legit deals I must be doing something wrong what's the secret???

@Carla Jones My job right now is strictly dispositions. I have heard from other wholesalers in the market that the best way to start is to JV your first deal then once you have some experience under your belt then start by contacting some direct to seller leads! The best way I have learned is by having an experienced wholesaler mentoring me. I wish you the best of luck and keep us updated!
