Hey BP, has anybody had any luck getting the city to reduce real estate taxes on a house that is very distressed and needs to be torn down?  This house has almost no value and is not habitable plus it's vacant.  Any input???

Hey BP Fam, I have an approved short sale with USDA, the letter states they will accept my offer and it has the net amount on the letter.  The seller is worried the IRS will count the difference between the sales price($80k) and the total loan amount($120k) as ordinary income (approx $40k) and is ready to walk from the deal.  The seller's attorney is advising NOT to sell the house and let it go to foreclosure.  Is there any way I can save this deal, SOS!?!????

Hey BP, I'm getting into new construction and I'm curious if it will be more desirable to build a 4bdrm house with the master on the first floor?  Seems like more guys are doing the standard great room, kitchen, dining room and or din on the first floor, then all bdrms on the 2nd floor with master suite.   My thoughts are to build new, but have a niche market that's looking for something just a little different, perhaps...Any thoughts would be great on choosing a unique sales position on a floor plan would be great.

Ok, great idea. Will you be the borrower and his IRA lending you the DP? Or is his IRA an owner and hiring you to do the work. This deal sounds like it could get really tricky, OR kept simple if you're just the borrower on all the debt!?!

Hey BP, i used a company called Seathru windows here in the hampton roads, Tidewater area of Virginia.  From the start, it was bad but now the windows are simply falling apart and the Low E coating is coming off.  The google list says they're out of business and the local news station, Wavy TV 10 ran a story a few months ago showing they were taking deposits and not installing windows.  Does anybody know how to get in touch with them?  They also had an office in Richmond and both numbers are disconnected...  HELP!!

Hey BP, I just wanted you to know that I'm in the process of doing a tear down to build a new construction in Hampton VA. I received a quote from a local company to do the full tear down, permits and disconnects for an 800sf house. It's going to cost me $6,500 to tear down and take all debris away. I've attached a pic to this email of the house so you can view.... Good luck out there.

Great Q Roger, I've had to deal w/ tenants for years.  AFTER you get it under contract, you can simply give him $20 every time you have to show the house.  It's free money for him and he'll love when you call.
