great strategy. Prob the most powerful and my fav.... 1. Get seller to deed the house to you or into a trust. There are several docs ur gonna need including a power of attorney. Next, im presuming u know the condition of the house, do ur title search to make sure u know what else is on the house/SELLER. u can then get ur title co. Or attorney to close it for u. Sometimes a gift deed can be used depending on your state. But get professional help if this is ur first one. U can really get into a jam down the line if u dont properly disclose. Good luck...

Hey BP, I'd like to know which way to put a house that I bought back in the early 2000's into a land trust? Is it with a gift deed? general warranty deed? Which deed is best and are there any issues with transferring title that may still present problems with creditors in the near future? thnx

we provide transactional lending, usually a flat fee OR $200-$250 per $10,000. We make sure all funds for the B-C side is in escrow and the C buyer has a nice size EMD as well. If the deal goes longer than a day, the we require builders risk insurance as well. Great way to make money on houses you never even see. I would not let them hold $ for more than a few days without a hefty penalty. Make sure you're using your title co. as well. You don't want the title co. to go bankrupt whilst your funds are in the escrow account. yes, that's happened. we have some great free training on our site. www.therealestateroundup.com good luck. oh, and lending from IRA is great for this too..

I"m leaning towards more of Randy's thoughts. I've been using land trusts for a while and I'm scare NOT to take title in a LT. IT's simply so easy to change ownership and if you must, you can take it out of the LT. But I'm curious MItch, how is it the same using a LT as using an LLC?
I thought in order to find out who the beneficiary is, there must be some serious research.

Stephanie, great looking house, I can't believe is selling for soo cheap.
I recommend doing an agent bonus. We have done bonuses up to $10,000. But you don't have to go that far. THe agent bonuses seem to work for us. It almost gets your house to the top of the list and bypasses ALL your competition regarding showings. Plus we only offer the bonus on FULL PRICE OFFERS..
Seems like you just need to get some traffic and you should get a taker. Great Luck.

We have sold most of our homes in under 30days. I recommend, if you haven't already, Add an agent bonus. We are doing up to $5k agent bonus to the buying agent. Only if the offer closes in 30days. We also do granite countertops, and stainless steel appliances and hdwd floors. seems to sell faster... Staging is a must....
