Hey BP, I've been doing lease options for years, but this is the first time I've had vacancies in Dec and Jan.  I've been getting a few prospects but nobody with a real down payment, plus my houses are a bit ugly.  Being ugly hasn't been a problem in the past, but seems like there are few tenant buyers with some DP money.  Is anybody having luck with tenant buyers in this month?  Oh, it's been snowing and super cold here in Virginia beach which is very unusual, so I'm thinking that could be a part as well.

OH man, once again @Dmitriy Fomichenko is stirring us all up.  I think he knows what he's talking about and is very knowledgeable and wants to protect us all from ourselves.....  Thanx D, on the other hand, maybe we can suggest how @Buddy Holmes deal CAN be done instead of simply telling him it can't be done.  For me, I had to really get creative with investing in order for any chance of financial success.  The conventional road simply didn't work in my favor.  Maybe one of our experts could give Buddy some assistance because where I stand, I'm not sure if all of his options have been exhausted, but none of us know his whole story.  

Why can't buddy simply buy the house outright with his SDRIRA?? Seems like that may be the best option.... Then his IRA owns it and the rents can come directly into the IRA. OR, buy it, then owner finance it creating a note payable to your IRA, maybe I'm missing something here....

I don't think direct mail works like that.  A home owner can be experiencing one of a millions mental issues when they receive mailers so I've found it best to always be in front of them.  Kind of like the pizza hut and mcdonalds coupons that come every week.  I don't think they have a magic list, but they just blast out very frequently.  My mentor always told me "there is NO magic bullet" when it comes to investing esp. with lists and leads....  If this helps, please vote for my post....

Hey Price, you got some big visions, as you attempt to get things rolling.  I guess the 1st and fastest way to put this together would be to do a key word search on BP to see if anybody has already been down this road before.  I'm sure you're going to do some great things.  Please keep us posted...

Hey BP, a lady fell asleep driving and destroyed one of my fences at my rental prop.  The cops gave me the police report, the driver's name, license plate # and name of her insurance but not her policy #.  How should I proceed to make a claim on the driver's insurance to fix my fence?

Great content, lately I've been getting random emails from "lenders". They are very quick to do business with me even though they don't know my credentials or qualifications. They quickly tell me they can fund my deal then at the end of the correspondences after a few days of emails, they are ready for me to pay them $500. I think lending is turning into a scammers pond where people simply say they'll lend, with the intent on only collecting an upfront fee from us. Be careful as 100% of my PL's aren't on BP or even on line looking for REI's to do business with. They're more of a personal relationship.

"Perfect for a first time home buyer or an investor."  I so wish i could get 5 cent every time a realtor says this.  I mean, how do they know it's a great buy or do they even have an equation for their statement??.  From @Jean Bolger viewpoint, seems to be some value there.  Maybe could be a push over for new construction.  That's working for us here in Hampton Roads Virginia
