Hey My friend, I love this question.  The fact is, Section 8 has been extremely good to me over the years.  They've paid OFF several of my houses.  YES, they do allow us to rent to multifamily.  It's been my saving grace all through this pandemic.  You must prescreen them but after that, your rent is gold for the next 12 months.  Get out there and make it happen.  Oh, u can check the comp rents by simply getting the list of others on the market down at the housing dept.  They will do a rent reasonableness test so you simply can't charge anything you want..    Vote me up if this helps!!!

The problem is this, any time you knowingly get somebody to agree to something based on false pretense, you could be accused of fraud.  now, I know it's gray, but be careful when you try to "get around' something as you know some people don't think a certain segment of the population deserves to be rich. I wouldn't publicize it too much, but you can get creative with other cash buyers.

hey, what do you do if some frivolous creditor or predator comes and gets a judgement or claim against you which attaches to your properties?  How do you handle that?

well, seems to me it's always best to buy in a land trust.  Putting your name OR your company name on record always seems to be a bad idea when I think about it.  Some creditor or predator could come attach any frivolous lawsuit to your name, and then you're stuck.

i want to thank @vina real for having the guts to speak up about this.  It's unbelievable most of the posts are about legal issues that no doubt NONE of these kats have any idea how it really works.  BUT, it's an honor to have read this.

Young Jedi, if I had to do it all over, I think I'd get as much knowledge and leverage my brain, instead of my bank account.  Yes, putting money out is easier, but putting ideas out in the universe bring back a larger return.  I'm not sure if getting into debt is the best place to start, esp since we don't know your skill level.  How about teaming up w/ a local investor to see if you can shadow him/her and help them make money.  For me, wholesaling helps us learn because it teaches us to make money w/out money.  When you master that, then it's easier to make money w/ money.  But all in, don't be scared to mess it up, you can always adapt.
