Lease Option down payments, how are they coming

Hey BP, I've been doing lease options for years, but this is the first time I've had vacancies in Dec and Jan.  I've been getting a few prospects but nobody with a real down payment, plus my houses are a bit ugly.  Being ugly hasn't been a problem in the past, but seems like there are few tenant buyers with some DP money.  Is anybody having luck with tenant buyers in this month?  Oh, it's been snowing and super cold here in Virginia beach which is very unusual, so I'm thinking that could be a part as well.
