What kind of investing are you looking at? I think you're in a great location to take advantage of different options.

Set up some keyword alerts too. Aside from the meetups @Shaun Reilly mentioned, I think there is a Cape Cod Property Owner/ manager group too that meets in Yarmouth. If I find a link I'll post it.

@Justin Silverio , all the above plus...see what will be required for the new road- is there a new curb cut, hydrant, lighting, sidewalk requirements and are they accounted for on the drawings?

Will you be clear cutting for access or are there certain features designated to remain, specific details the town wants for the road as far as type of pavement etc?

The local conservation commission should be able to give you a plan of the wetlands and setback requirements.

@Eric Dubrule , I don't know about Leominster, but one of my properties gets a rental permit every year. At the initial B.O.H. inspection to bring the unit back on-line they determined how many occupants I was allowed.

Good to hear you got it resolved with no issue though.

Welcome to BP @Chris Al , I was born and raised in Holden. There's at least 2 or 3 others from Holden on BP -I think you're the first I've seen from Jefferson.

Quite a few from Worcester too.

As @Shaun, @Ann, and @Justin mentioned, the Black Diamond Events are great (sorry all, the @mention only worked once)

I've met people at the Worcester Black Diamond events that invest up in your area, and I see people at different REIA meetings/events/meetups that also attend the BD events in Worcester.

@Pat L. That is crazy cheap! I think I paid $20 for my last refill. I go through at least 4/yr between grilling and homebrewing.

@John H. There are hydronic baseboards too

, not just the standard electric. They cost a lot more upfront but the drawn is quite a bit less. They heat up slower but also cool off slower. We switched to these plus a pellet stove to get rid of the old heating system we had last year. No more bad air from the ducts, no oil smell. Electric bills were higher and I think we paid the same as if we had oil. This year should be less since we have the system 'balanced' now.

A warm floor will make a huge difference too.

I second @Colleen F.

One of the units across from a rental I have on Cape is trying to figure out how to get rid of propane because of the costs. I went all electric with programable t-stats...no pilot lights, no tanks, no fuel lines. Just a breaker.

@Sean Brennan just sent you a longer msg. Holden (and Jefferson), Sterling, West Boylston, maybe Rutland if you can deal with Main St Holden's "rush hour".

Not a fan of Spencer/Leicester myself. A lot of people I grew up with have migrated to Charlton but I don't know the rental market there if there is one.

I met some people at a Black Diamond event that invest in Leominster but I have never gone there much.
