Hi @Dina Schmid,

Thanks for the article, that’s pretty aggravating.

I don’t know which plan she is under but I’ll check. Apparently she’s made some recovery progress to the point that returning home would have been an option. I don’t know if they have the funds to get her unit in condition for her, but that was mentioned last time I spoke with them.

I’ve been questioning that too, I know they’re in a tough financial spot right now so it’s entirely possible they don’t. I’ll definitely raise the question with them.

Hi All,

Have a friend who’s mom had a stroke and has been in care for the last appx 2 years. She has a duplex, one unit was owner occupied until her stroke; other had been rented until the same timeframe. Both units are vacant now and issues are starting to develop from being vacant. This is also my friend’s childhood home. My friend lives in a different state and has been trying to hold onto the property. It would be a great starting point for their kids in the future if they can keep it.

 They’ve been told the unit that was owner occupied can have a “caretaker”, other unit needs to be vacant. I’m under the impression this is because if there is any rental income, it will go right to her care, not sure if she would lose the Medicare benefits. I don’t think any of it is allowed to go back into the property. The caretaker would be required to assume paying taxes and insurance plus upkeep.

Both units need a fair amount of work prior to being rentable now that it’s been vacant so long. Biggest expense I think would be furnaces. 

Selling would basically mean they lose all benefit of the property and maybe ultimately that’s what will happen.

Just looking for ideas for them to explore. They have legal counsel already so I know they have had some guidance already which is why it’s empty.

I drop by 50/night. Vacancy is pretty high but I don't really market for it either. My plan is to rent out the main season as much as possible, once I do more upgrades I will go after the shoulder seasons more.

My seasonal cottage seems to rent out mid June to end of August with maybe a week or short stretch of days vacant. This year I have had another April rental and inquiries well into September. I currently have close to 10 weeks booked.

My rates and season run something like this: April to end of May on a shoulder season rate, in season rate will go from June until August with a higher peak rate around July 4th week, then it drops back to a shoulder seasonal rate from September to October. The minimum stay also gets adjusted. I had started with a 2 night min, last year went 3 night min, this year is 4 night min and next year will be weekly only. For the shoulder season I will drop to a 3 night min because I have more demand for a long weekend.

Hi All,

I was just running a property through the rental calculator and thought I'd be cool and add a logo.

It came in as a negative image, I tried to edit the image and bring it back in but still showed up as a negative of the original  - black is white, white is black, can still see the grays. Tried png and jpg both ways.

Now I have no logo and still not cool. Any thoughts on what I might be doing wrong with the logo or what I can do to have it come in correctly?

So I saw this post tonight from our good old Commonwealth of MA. I don't know the business, campground nor any of the people/ issues involved but found it interesting. Do any other states have cases like this? Anyone ever have experiences with campgrounds? I'll try to post the link- no affiliation with anything in it other than I live in MA. Hi Kenneth Silva Mine are out in Dennis Port. Really too far for anything like Cape Cod Community students but you might be onto something good with Woods Hole. You could have parents co-sign the lease for a little added security. I'm in Dennis Port for the same reason, I spent a lot my childhood summers there. The way I chose my markets is familiarity and some sort of local connection. Today I get to go wait for a water heater install at my Boston property. I'd rather be heading to the cape!

@Julie Merritt, The first season was nice to do my own so I could keep an eye on it; but now I spend more time there than I want to plus working my day job and kid activities on the weekends. Once I can get it a little better stabilized I'll look into getting some system in place for it. Hopefully next year, and yes I think the 7 days will work where I am for the main season. It's one of the older smaller 'beachy' cottages so no frills but it was built to be simple/affordable and most guests appreciate that. Shoulder season I'll stick with nightly. I've have a good response so far especially with autumn.

I've thought of Ptown but it is a long drive. I know it's a great seasonal market. Do you have any experience with it off season?
