@Josh Kabage , Holden, my hometown! Welcome to BP. You'll find a few others in the area on here and I highly recommend the Black Diamond events. As @Ann Bellamy  mentioned, set up some keyword alerts.

Will you be looking in Worcester or beyond for your investments?

Hey @Andrew Boucher , You may be the first I've seen on here from Princeton! ( I grew up in Holden) I have seen a few members from Holden, lots from Worcester. As @Shaun Reilly mentioned, try and get to the Worcester Black Diamond events and set up the keyword alerts.

Let us know what direction you decide to take to begin investing.

Hi @Jeff Neblett , I'd keep your vacancy rate. You will rent it fast depending on what part of Southie, but we typically take 2 weeks between tenants for painting ect. We have done it with overlap when the units are in good shape but it's nice to have the cushion and do the work without people around.

Put in a number for the maintenance anyways and bank it - special assessments or sudden problems are not fun, better to save up for them.

Also, just as an aside, tag people in posts you are looking for replies from. I got a notification because I was watching this post but @Shaun Reilly and @Robert Adams 

might not be.

Hi @Jeff Neblett 

My gut would be to hold also, Southie is a great market in my opinion if you are in it already.

I think you need to know what your investing goals are. I am buy and hold/ cashflow oriented so I would try and find the solution that gives me the best shot at that. It's an easy market to rent out in and a lot of development going on over in the Seaport/ Fort Point area that is really changing it again.

Tina Crabb I have 2 small rentals, one is seasonal one is a yearly rental. Close to the ocean though, not a college area. I want more of them! Easy maintenance, low utility costs, and as Jean Bolger mentioned a narrow demographic. Fun to work on because I can get to everything without stairs and extension ladders. Susan Susanka writes about small spaces too. It's also a trend for urban living...micro units.

@Justin Beehler (and @Shaun Reilly ) I grew up in Holden, I always considered them towns, not suburbs. I'm not sure Worcester has suburbs, it definitely has neighborhoods. I always tell people I'm from a "town just north of Worcester" or Central Mass.

Now all that being said, I would and do look at properties outside of Worcester, in particular Holden, West Boylston, and Shrewsbury over by Quinsig and Umass...although for some reason I consider that area Worcester still. Sorry @Colleen F. ;) I think of Shrewsbury as after where Spag's was. No idea why!
