Keep in mind, if you are self managing, 2x the properties may very well mean 2x the time input required whether you are working or not. And, no verifiable income will make it extremely difficult to qualify for mortgages, you may be stuck signing whatever the bank sends you for renewal (which is usually a garbage offer ~2% above the going rate). So costs may increase at retirement too.

You should put down 20%, as on a rental in Canada, you’re legally required to. Mortgage fraud is a for real crime.

No you are not responsible. This is why tenant insurance exists and should be required in your lease. Point them to an insurance provider and call it a day.

You need to consider two things:

1- what will your target audience feel

2- what will whoever is making the decision on your employability feel.

That second one is often a generation or even two ahead of the employee. Not always, but often.

Every dollar you send to an online coach for this will turn into $0. I highly recommend you do not do this. I also recommend you do not attempt this as a beginner from more than 1hr drive. I suspect you do not fully understand what you’re getting into both on the risk and reward side of this equation.

Find me a person who watches an entire episode of anything without touching their phone... a good 6am fart lasts longer than the average human attention span. Hgtv designs shows with this in mind.

Remove stone, repair wall so fireplace is symmetrical. Recover with tile. It’ll look like crap asymmetrical no matter what you do.

Every side gig, second job, raise bonus and overtime for the next 24 months will be critical. Google “Ramit Sethi negotiate raise” and “briefcase method”. Important will be to keep income on paper as banks can’t qualify you with off books income.
