First, slow your roll a bit. Deploying money without a thorough understanding is a recipe for money lost. Some call that tuition, some pay tuition repeatedly, some like to let others pay their tuition and simply reap the rewards. I suggest category 3.

So, start reading and absorbing. And be sure to read / absorb much more than just BP. There’s an endless supply of knowledge to be obtained and a book will never spam your inbox with the “invest that with my syndication, we’ve got guaranteed 20% returns!” messages you’re likely already seeing. There is a thread with the BP suggested reading list and several threads asking what to read first.

At minimum, read some on property underwriting, management, business ethics, marketing, and psychology.

Do NOT deploy that money until you have a solid footing. And I’ll end with.. don’t drink the kool aid.

They’re certainly good at building a fortune, just likely not one for you. These hgtv star guru type schemes are all the same. The real estate equivalent of putting a bikini in a beer commercial. Take the $20k you’d be investing in the program and pay yourself $40/hr to read and research pertinent topics here and elsewhere online... far better investment.

You’re likely in the realm of disaster restoration from the sounds of it. Cleaning Co isn’t gonna show you with industrial sized garbage cans and shovels and a temporary dumpster. However, I would be clear to whoever you hire, they’re shovelling the turds, maybe tearing up carpet if you want, and airing the place out and that’s all. Let the demo crew do the rest (& likely carpet tear down too).

@Vincent Ponte vacant possession with a hold back of $xx,xxx (make this a painfully large number, but the larger this number the larger the deposit I would suggest) to be credited 100% to the buyer if house is not provided with vacant possession. Define vacant possession too. Something along the lines of “current tenant and ALL of their possessions removed and house cleaned to a reasonable standard free from all drug paraphernalia etc or buyer to be credited $______ “

Modern democracies elect politicians based off a glorified popularity contest with almost zero emphasis on skill set, qualifications, background etc... do you really expect junior college dropouts to save the world in some way? For likely half of voters or better you could run a potatoe with a hat on for ____ party and as long as it was the “right” party they would vote for it.

Do less presenting and more asking/ listening. If they’re goals aren’t aligned with yours doesn’t matter what your deal is it will go to crap. Make sure this is someone you want to be partnered with, not just someone with the money.
