I’m on the frozen tundra of Canada, I get $125 for a single, $275-350 for a double, and $500+ for a triple as long as they are insulated. No heat, just a lightbulb and a powered overhead door.

Definitely run the roi calculation too.. no need to spend $60k for $400 monthly increase or something goofy like that. May very well be better off just renting the garage for storage as is or dividing into 2 singles and renting.

Assume everything he touches had no permit and needs to be redone. Also assume you will get screwed business wise somehow. Something like... “oh we didn’t know about that buried oil tank” or “oh that 114’ concrete retaining wall was an eyesore so we removed it for you” etc etc

Can’t out con a con man, just prepare for it.

Clear the collections and fix your credit. You say “we’re ready to buy”... nope. You’re not. Buying a house right now would be throwing a drowning pair an anchor.

Many reasons. Almost everyone has had a terrible one. Media often presents us as rich fat retired on a beach white guys (real estate publications don’t help this nor do blogs like BP with headlines like “Retire in 12 months with $1,000,000!” Or similar). Lot’s of snow he PM companies we use are absolute trash, so tenant experience is crap. And then lots of landlords self manage and are awful at it so tenant experience is crap. You can put an A+ tenant in an A+ property and if your customer service sucks ... the exit survey will say “my landlord sucks”... not rocket science.

Punt the potheads and tow the derelict vehicles. No uninsured vehicles allowed, write it in your lease. And if they’re insured, your assigned spot is ____, no parking outside there.

Why on earth would you need to do this? Get the papers signed, get her out, get another better tenant in.
