@Will Fraser

Was the floors that you sanded down the sub floor or was it the finished hard wood?

I have a home that was infested with cats. The second you walk in, the smell punches you in the face. The floor has been stripped down to sub-floor and the sub-floor must still be holding odor along with walls, ceilings, and everything else in the house. Has anyone had luck with spraying down the entire house or have any tricks/tips on ridding the smell without replacing the sub-floor, drywall, etc? Thanks!

@Kenneth Garrett I realized after I posted how ridiculous it sounded that I want to hire someone to simply add a few cells. But I am a bit of a perfectionist and want all the data in the spreadsheets to flow to the top like the bank has it set up.  If I go and add cells myself, I need to re-write the formulas for everything to flow properly.

Ever since 2014 I have tracked my net worth.  I like to go in and update the finical statement every few months and save a copy of it.  I'd like to have one master spreadsheet built out that I can easily update monthly.  I am very high maintenance haha.

Hi everyone!

When I go to the bank for a new loan, they require me to fill out a personal financial statement.  I own more properties than what they give me room for on their spreadsheet.  I am simply wondering if anyone out there has their own excel template how they track their personal financial statement and if you'd care to share.  I am thinking about hiring someone to edit the banks excel spreadsheet and adding more spaces.  Curious what you all do.

Thanks!

Four unit Property:

1 - Single family 2bed1bath with large basement + large 2 car garage

3 - 1 bed 1bath units

Hi everyone! This is a very unique 4 unit property. It consists of a 2 bedroom single family home with a huge detached garage along with 3 units which are all 1bed 1bath. I know my numbers are not perfect and might be missing a few. But overall you get the picture. I am thinking about buying this property and living in the house. I know some of you might ask why I am putting 20% down and not doing an FHA loan 3-5% down. I don't qualify for the loan and I am having my business buy the property. I placed $750 a month rent for the house which is what it will rent for once I move out. While I live there, I will rent from my LLC for probably $500 a month. This is a long term hold and I only plan to house hack it for a year or so.

What are you thoughts? I know it's not a steal of a deal, but it's actually a property I enjoy living in.  Multi family is very hard to find in my area that isn't in the ghetto.  What are your thoughts?!

Does anyone out there have a spreadsheet where they keep track of their net worth/ personal finacial statement? Every time I fill out one for a bank(which never has enough room for real estate) I tell myself that I need to have a spreadsheet that's always ready and up to date. Can anyone out there share a form or spreadsheet? Thanks!

@Matt Long I am trying to track my net worth. Every time I go to a bank for a loan, they want me to fill out a financial statement.
