Just wait until you see the bad side I am finishing now.  I had no idea what I was getting myself into when I bought it.  But wouldn't trade the experience for anything!

Just thought I would share my before/after videos of a duplex I bought in St. Louis. Don't ask me the numbers yet because I am still adding the final touches on other unit. If I had to guestimate, I probably put around 7k in this unit. I bought the duplex for 42k and the ARV will be right around 100k.

I am dumping quite a bit more in the other unit but should be under 20k all-in for the rehab on the entire building.  I will break down the numbers when I upload my "before/after" video of the other side.

When you hear about investors using leverage to grow their portfolios that is exactly what they are talking about. Loaning against a property with equity and using that money to grow the business. Don't spend your savings unless you have no equity to pull.

So far I've found vinyl planks to be the most cost effective and durable solution for rentals. I think I have it in 7 units and so far haven't had any problems with it. The key is make sure you install it correctly leaving no joints not connected completely.
