@Travis Tannahill Owning an agency is where it's at. I know exactly how much the principal at my small town agency makes and it's shocking. My problem is unlike you, Travis, I hate insurance. I've only been doing it now for about 5 months but don't see myself ever enjoying it. I struggle daily wondering if I keep pushing through it hoping to learn to enjoy it, or find a new job. Ahhh the decisions.

@Scott Trench Also would love your input! I know you work at BP. Would you be recommending a young guy (23) who is cash poor to work a day job to jump start his career?

Hello BP nation! 

My question for BP nation is what is your day job? Although we would love to be, most of us are not yet full time investors.  

As I grow older and try to figure out the direction of my career, I love hearing the stories of other successful real estate investors and how they got there.  I am currently...struggling... at my day job (100% commission insurance salesman) and dream of finding a job I can enjoy while I slowly grow my real estate portfolio. 

So BP... What is your day job and what does your life look like trying to work it while you grow your investing career?

I decided to go ahead and use a commercial broker to help us with this space.  Thanks for all your input!  I have a ton to learn about commercial!

Myself and two business partners stumbled across this property very poorly marketed for sale by owner.  We found that the property has some great potential with the city building a library right across the street.  I don't want to get into the numbers at this point but I am in need of advice with dealing with my first commercial rental property.  There are two residential units upstairs that we won't have a problem renting.  But as far as the lower commercial unit, it was built for a chiropractor who owned it previously. Some questions I have:

  • Should we leave the space in the current state and just paint the walls or should we take out any of the walls and make it more of a blank slate for our potential tenants? 
  • How is the best way to advertise this space for lease?  Should I post on Loopnet and place signs in the yard? 
  • How long should we ask the tenant agrees to stay? 
  • Who pays for renovations to the unit if the potential tenant wants to make changes? 

I really have so many more questions as I dive into commercial for the first time.  I would love some of you who have been dealing with commercial to give me some advice.  I'd love to jump on the phone with anyone who has advice!  Inbox me.  See the pictures below of the building we are purchasing.

@Brandon Hall Do you have any experience with Buildium?  I have spent a lot of time trying to get things entered in correctly.  It seems like it has enough power for what I need and would give a cpa enough info to make tax time fairly painless.  I would hate to have to switch platforms at this point.

@Account Closed That's great advice Mark.  I would love to learn more about it along side a professional.  So if I could find someone who is willing to walk along side of me and teach me that would be idea.  Eventually I would like to transition out of the day to day bookkeeping.

I am realizing my strength lies on the opposite side of the spectrum from bookkeeping.  I currently use Buildium for my management of 7 units and plan to keep growing.  I work a full time job and just don't want to deal with trying to keep things up to date.  Has anyone hired a personal bookkeeper or CPA that would be willing to work in Buildium?  I am becoming desperate!  My partnership tax return filings are becoming a nightmare because I have no idea what I am doing.  My current accountant is old school and hasn't been able to learn Buildium.  

So I am in search of a bookkeeper/cpa who works with buildium who can take over my day to day bookwork.  If anyone has experience with a cpa or bookkeeper that I could talk to, I would love if you would reach out!
