Do these general sq-ft numbers include new HVAC and electrical panel?

@Timothy Cole if I remember right it was around $850.

@Behrooz K. no it was just sanded and two coats of polyurethane

Interesting idea @Jonathan Edwards!  Actually I've been wanting a demotion derby car for a while.  Maybe this is my chance! 

Wow @Jim C. that's some fantastic verbiage.  After dealing with the issues these tenants have caused me, I will be adding a lot to my contract.  What is the chance of you sharing your contract with me so I can add to mine?  Originally I wanted the simplest contract I could find, but it left a lot of holes for my tenants to use against me.  I am definitely learning!
