I have tenants who have 2 cars parked in their driveway that don't move. They have flat tires and look like crap. They drive a mini van that looks and sounds almost as bad. They park it on the street. Is there anything I can do to have the cars removed? Unfortunately my lease doesn't have anything about number of vehicles allowed. But beings they can't drive them and they are an eye sore, I would really like to get them removed.

Well that shows how much I know about tiling!  I will definitely have that done to the unit I am finishing up now.  Just curious @Max T., would you recommend tiling a shower or putting in a surround kit?

Hey everyone, so I was working on my duplex today asking myself what all could be done to "Tenant Proof" my rentals.  Share your tips and tricks!  

I happened to be installing shelving today and I like to stay away from the the plastic shelf brackets that don't always land on a stud.  I like to hang my shelves on a 1x3 that I paint the color of the wall.  I make sure the 1x3 is at least 16" long so I will span from stud to stud.  The last thing I want is my tenant to over load the shelf and it pulls out the cheap plastic bracket from the drywall.  

Below is what I like to stay away from unless they happen to land on a stud.  I find that they pull away from the drywall if the tenant overloads the shelf.

@Shawn Scheinoha I will try to upload fairly regularly.  I need to make sure I always have a project going!  My duplex is about 1400sqft total so 700 something a side.  2 bed 1 bath with a full basement half finished.  They are all brick and very well built.  I didn't actually build them I am just renovating them.  I plan to keep them as long as it makes sense!

@Account Closed Thanks!  So I am actually just using my Iphone 6.  I would love to get into making higher quality videos.  It's kind of my secret passion.  If I continue to make videos I will definitely think about getting some better equipment!

I am so close to finishing up the last unit on my second duplex.  After this unit, I am promising myself I won't spend so much time doing the actual labor myself.  Sometimes I feel that just getting a regular job and then investing on the side would be smarter than trying to save money by doing all the work myself.  Then again, I wouldn't trade the knowledge I have gained form doing all the hands on labor for anything!

Welcome to BP!  I sure would love to have your knowledge in short sales.  We sure do have a lot of them here in St. Louis!

It would be awesome if the BP app was updated.  Maybe I am not using the app right, but I can't ever find my posts when I'm on the app.  It would be convenient if like Facebook, all of our posts are added to our profile page so we can easily see if anyone has voted or commented.
