I really must reiterate what everyone else has said. I have much less problem with his background as I do with the installment plan. Without a security deposit you have no protection or at least a cushion to bridge the gap if/when they default or trash your place. Personally I would hold off for a better tenant apllicant.

If you feel he is being unreasonable and or trying ti intimidate you stop communication with him. I would just explain that I spoke with my contractor and he assured me it was my water he used. Anything else can be settled in civil court. That may or may not work but doesn't appear to be any alternative.

I do not allow dogs,cats,ferrets or birds. Anything else I am ok with so long as it does not become a nuisance. I have a pet clause and ( so far) has never been an issue. Although I may change my opinion once I get a few more properties. I only have one as of now and am still learning.

Welcome to BP. I am also a big fan of Dave Ramsey but veiw things a little differently. I split my debt into two categories, personal and business. I view personal debt as being bad while I view reasonable business debt as being ok, not good but ok. Personally I did the debt snowball on all my personal debt before starting my REI.

Shay Linton hello. The way I do it is all adult parties must be on the lease but only one has to be above the income requirement. However, if it is a married couple The combined income can exceed it as well and I will accept that. Hope that helps.

Kimberly H. I agree and by no means meant just assume the neighbor is telling the truth. I meant I would ask to see previous water bills then speak with my contractor and see if there was even a remote possibility. If there was then I would do the right thing. Again goodwill and a good neighbor go a long way.
