Welcome to BP. I also got started in REI after having a 'boat load of kids' so I know it is doable. Good luck. My best advice is to learn as much as possible. These forums are immensely helpful with that.

I agree with everyone else. If your market generally includes them then so would I. I would keep mine though and just add a cheaper set  you find on CL.

I lived in Hendersonville for years and actually got married at the Rock Castle in Hendersonville. I know the area well. Sumner county is a good location with a great school district. You can probably still find some good deals in that area, also there is a town called Gallatin which is right beside Hendersonville that you may want to look into.

I am originally from Nashville but moved up to the Philadelphia area a couple years ago. What type of housing are you looking for in Nashville or the surrounding towns?

If his brother had POA and the cancellation was explained to him then I would keep the money. 110 days to close on a 45 day escrow is more generous then I would have been. The seller is more than likely just mad that it wasn't ran by him first. I mean how long did he honestly expect you to wait?

Welcome to BP. My only real advice would be to set up a google voice account instead of your cell phone. Many prospects may think it is a business line and call at all hours. Google voice allows you to screen or forward your calls so it can be much more convenient.
