I think there can be "A" class tenants in all types of neighborhoods and income brackets. Money doesn't buy class. Grant it you tend to have a tougher time with tenants in worse areas. I would class them this way: A= great credit, work history, rental history B= ok credit, work history and good rental history C= bad credit, insufficient income, evictions D= never entering my rental property

Welcome to BP Rosie. I would hold the property as it sounds like it'll cash flow. Then again I am not real comfortable with flipping yet. If I were you I would simply evaluate what my end goal is. If you need the capital flip it, if you like the cash flow. Hold it.

Honestly I am torn. I agree with all the others as this is a civil matter not criminal. However, is a few dollars worth a possible disgruntled neighbor to a rental? I know I have read and seen how valuable a good neighbor can be next to a rental. Personally, I'd ask him how much it increased and if it is a reasonable amount I would verify his normal bill and pay the difference to get the situation resolved and hopefully build a quality relationship in case it is ever needed. Just my two cents.
I just downloaded 1-5 and have begun listening this morning! These podcasts are great!

Abou C. Congrats on taking the steps to get your first MF. The biggest mistake I made was choosing the wrong contractor my first go around. I need some cosmetic upgrades that I could have done just didn't want it to absorb all my free time. A four day job turned into two weeks of little progress and ended up costing me twice what it should have. Plus I ended up finishing it anyways! I take that as my biggest learning experience so far and won't make that mistake again.
