@Mason Hickman  Pottstown is looking like a decent area for cash flow as long as you find the right tenants. Right now I am considering the student rental market in West Chester. Sorry for the late response.

Thank you all for your words of wisdom. I have begun cold calling already and have found success with that. I will be going out this coming week to door knock a couple target neighborhoods.

Eric M. I have both time and some money, which is why I wasn't sure if it is worth it or not. I definitely understand the door to door salesman negatives though. Thanks for the reply and input.

Hello BP, So I am newly licensed and am just curious as to how effective door knocking and cold calling truly are? I do not plan on buying fsbo or any other list just picking neighborhoods and walking them and calling them. Does this method really work?

They can easily be here legally and not have a SSN. I would ask for a Visa or green card to determine their status and go from there.

Ultimatley though I would recommend trusting your gut. It is usually a good indicator of things to come.
