Hi Everyone!  My name is Jill Furstenburg and I've lived in Nashville for almost 2 years now.  I'm 29 and I'm looking to buy my first home and rental property shortly after.  I'm most interested in the buy and hold model.  I've been listening to a ton of the podcasts on this site, and absolutely LOVE Them!  I feel like a sponge as I love learning about real estate...my new found hobby/interest!

I'd love to connect with people from the Nashville area and pick their brains about their experiences.

One thing I might recommend is to consider buying a small multi-unit property (2-4 plex) as your first property. Get an owner occupied FHA loan and you'll only have to put 3.5% down. Live in one of the units for 1 year, then go buy that personal home.

If you buy the home first and then the investment property, you'll be looking at needing 20-30% down payment on the investment property if you use bank financing.

It is usually much harder to buy that first investment property after buying your home, usually because your cash is now all tied up in your home.  Unless, of course, you have plenty of cash in which case ignore my advice!
