Hi, Karla! Our local real estate investment meetings, at least for the two groups I know of, usually meet on Tuesdays and Thursdays, and the next one I see is the 5th. Sorry. Since it's the holiday weekend there will be a ton going on. I will email you with a link to Columbus Underground so you can see some fun stuff to do while you're here. Community Festival was just this past weekend, darn it. It was about 1000 degrees, though, and my kids begged to go home the whole time!

It looks like your local REIA group for Toronto, @Zab C. Are you familiar with those groups? Research it and maybe head to a meeting! Cheers.

Hi, @Zab C. It sounds like you're already doing what you need to be doing (I wish I'd been as savvy when I was 25!). You're working hard, saving money, not blowing your savings on your student loans, watching your expenses, and learning. I would suggest you keep doing all that great stuff you're doing, but also start to meet some people locally who are doing what you want to do. You can attend local real estate investor meetings, network with people, maybe join new contacts when they're out looking at properties so you can see what investors do before you start doing it yourself. Like an investor job-shadow situation. That's what I'd do if could go back 20 years. I found this website in a few minutes you can check out: http://www.preigcanada.com/.

Good luck!

@Account Closed, sounds like you're already in a related industry with contacts that might help you in your investing life. If you change careers you'll be wholly invested in that -- going to school, testing, living at the firehouse. You might actually have less time, not more. Good luck!

Hi, @Larry Schuffman. I just stumbled across this post, and I know you say you can find properties on your own. I'm not answering your specific question, but does your PM have the ability to be your boots on the ground if you decide you need that after all? Our company does that--we do investment realty AND property management, which works well for our out of town investors who fly in a few times a year.

I just attended a local REIA meeting last week with a speaker named Anthony Chara who has built a large portfolio of MFHs all over the country. Maybe check out his website to see if he has any tips for you since he's done what you're trying to do. He gave a good presentation and seemed solid. He's also here on BP @Anthony Chara if you want to check him out.

Good luck!

Hi, @Karla Talancon, I read your thread and wanted to share with you a market report I heard about last night at a local REIA meeting. It's a free report from IRR.com, and you just have to give your name and email address to download it. It looked from the slides last night like an informative piece on good cities to invest in. Good luck!
