@Eric DeVito, we help clients buy in Columbus and we recommend investing near/in the better school districts to attract tenants with families who stay. That said, there are Class A-property school districts where you won't make much cash flow, but there are other good school districts with more of a range of cash-flowing property classes. Our agents tell me that there aren't many MFH complexes on the MLS lately, and the duplexes and quads go fast. Give us a call if you want to discuss and good luck.

@Saul Bru, yes, the FL bar residential lease template is definitely a good option. All the applicable landlord-tenant law will be covered. Just tweak it as you need to for SFH vs MFH.

Hi @Travis Motley! I just saw your post and found it interesting. I'm a writer, too, and thinking of similar issues these days, so I thought I'd pipe in.

I've been working for a RE company for two years in marketing and have learned a lot here on BP and out in the real world talking to people. I guess my first question to you would be, what kind of real estate investing business do you want to create? Because if it's, let's say, a buy & hold business you'll create for just you, I don't see where you would need to leverage your writing skills to make it work. That type of business would be all about learning the numbers and making relationships and finding deals for YOURSELF, while continuing your day job as a copywriter to fund your investments. However, if you want to create a flipping or wholesaling business where you'll need to build a buyer's list/sales channel, that's a different issue. You could probably leverage your writing skills to attract people to you through a great website or FB page to find deals, BUT you'd also still need to learn the numbers and make relationships and find the deals to actually PROVIDE to those people in your sales channel you've worked so hard to create with your awesome writing skills. Make sense? 

As to the agent question, you wouldn't really need to have a license unless you're going to wholesale, because you can get into trouble with the state marketing properties to other people when you're unlicensed (search wholesaling here on BP and you'll find zillions of articles on this). But I know flippers who don't have licenses and you certainly don't need a license to create your own buy & hold investment business. With three small kids I would say hells-to-the-no on going that route.

So my two cents--think about what KIND of real estate biz you want to create, and then you can go from there. PM me if you want to chat, and good luck!

@Jeremy Marek, you can always go online and check the local bar association there. They list attorneys by practice area, so if no one comments here you'll at least have someplace to start. The Cook County bar association should have a lawyer referral link where you can put in the practice area (eviction or landlord/tenant) and then get names of attys in that field. Good luck!
