We had just such an investor come to us last year through BP from New York to buy in Columbus, Ohio, @Rohan J. We're still growing in Cbus, have hot companies and educational institutions, and we're not oversaturated with MFH housing yet. Check out Cbus; it's a great place to live, and a great place to invest.

Hi, @Brian Daiber, where in Central Ohio are the houses that need rehabbed? I met a contractor this past year that does good work. He works a lot in Grandview and Upper Arlington and I imagine would be accessible to west/northwest areas....let me know if you'd like his name.

Hi, @Nick Whitaker, why not just ask your agent to accept a lower percentage commission of whatever number you feel is fair? I'm not an agent, but asking your agent to pay for part of closing costs doesn't seem the correct route. I can say that as a former seller, I did once ask our agent to take a lesser commission in a similar situation, and she was fine with that. Good luck!

Hi, @Shiyear Woodbury, and congrats on your graduation and starting early in investing! I wish I had started so young. Two things jump out at me about your post and I say this just as an old lady, ha ha, but I would not invest in more than a 4-unit with my first investment. I work for an investment realty that also has a property management segment, and you need to consider the management aspect if you're buying and holding apartments. It's a whole other ball of wax, a whole other business, and unless you're prepared to hire a management company to take that on for you after you close, I would stick with a 4-unit or less so you can learn the management aspect yourself. Also, I would stay away from using equity in your parents' home to do a deal until you have more experience. What if the deal goes bad? You can just never tell. I would be more cautious. Just my humble opinion. Best of luck to you!!
