@Jason Krac, I wish someone would do what @James Wise did for Cleveland. He put together a totally awesome map of A-D areas through the section of Cleveland where his company operates that got a ton of reads and votes here in the forums. That would be so nice to have for Columbus, especially with so many BPers being interested in our city.

Hi again, @Youssef Elmaraghy. I think the agent you talked to may have been generalizing re: there not being any MFH in Columbus. It's true that inventory is lower than it has been at other times, but we have helped clients close this year on 8-, 12-, and 22-unit properties and our agents have a few offers in on other MFHs. Always get second opinions. :) Once you know what you're pre-approved for it will be a lot to easier to focus on area. And then you have to come up with a plan. Do you want to own C or D properties, which are less expensive up front but may require more upkeep expenditures? Are you going to self-manage? Do you even live near Delaware (or wherever you're going to buy) if you ARE going to self-manage? What kind of investor do you want to be? Re: storage units, I'm no expert by any stretch, but a contact of mine did research recently on storage unit purchasing and though it can generate cash, it's a very expensive purchase (get second opinions on this statement, too! :) ).

@Jay Akpovwa, we agree with @James Wise -- there's an opportunity here in Columbus right now that we are passing up on for our investor clients, because when we got the skinny on it, the 31 unit MF apt complex ended up being a mishmash of individually parceled condos. There's an HOA, and we just can't manage that for our clients (on our PM side). Too much hassle.

@Account Closed, we also help our clients invest mostly in small MF (duplex and fourplex) properties, and have just helped a handful of clients close this year on some larger MFs (8-, 12- and 22-units), though those are available less often right now.

Hi, @Ram Kothandan,

I actually work with David Panzera, and wanted to pipe in and let you know about an investor's group here in Columbus that I joined about a year ago to learn about local investing here in our business. Since you're in New York, you might check them out online. I'm not sure if you have to be a member to use their website resources so be aware of that. It's the Central Ohio Real Estate Entrepreneurs group at www.centralohioreia.com. I've been going to meetings for a long time and they just hosted a vendor show where we participated as I vendor. They offer a lot of good local and general real estate investing advice, and the person who runs it, Vena Jones-Cox, also has a lot of educational YouTube videos. 

As to your zip code question, our philosophy at Panzera Realty is that we encourage our investors to buy in school zone zip codes for tenant longevity and property appreciation issues, among other reasons (we want our investors to stay away from C & D properties). Most of the zip codes around the larger suburbs are good: i.e., Dublin (43017, 43016), Westerville (43081, 43082), Worthington (43085), Hilliard (43026), Upper Arlington (43220, 43221), Grandview (43212), to name a few.
