Post: Gap year before law school

Hi, @Simerjit Singh! Good for you for being so forward-thinking at such a young age--I wish I had taken a gap year before law school; that's a fantastic idea. I wonder, what is stopping you from getting your real estate license right now, during your gap year? I think that would be an excellent use of your time. You don't need a master's in real estate (I'm not sure if there is that option?). You just need a license. Getting your RE license is a short schooling period and one test, and you can do that while you're working to make your living wage. If you work during the day, I'm sure there's an option near you to take RE classes at night--and it won't take a full year. Go to your local RE organization's website and get the info about licensing classes. If you have your RE license when you start law school, you'll be more prepared to start dabbling with investments while you're IN law school if you want to because you've had RE training. :) If you're super serious about investing, you might even want to reach out to a real estate brokerage that works with investors to see if they need hired help or an intern during the year you're off, and then you can REALLY learn the ropes of investing at the same time you're studying to get your RE license. Congrats, @Randy Person, I love Xenia. Have traveled there a few times on the bike path from Yellow Springs, and stayed there once in a B&B. A great small town feel. Hi, @Account Closed Columbus, OH is a good place to invest, too. I wanted to point out this report I found a few months ago on IRR.com. This link is actually to the report's mid-year update: http://www.irr.com/_FileLibrary/FileImage/2016_Mid.... There are a few other free research reports on this website but you have to hunt around for them. The rest are for purchase. I like this one because it categorizes areas of the US as in multifamily Expansion, Hypersupply, Recession and Recovery. A good overview especially for someone moving into the US and looking to invest. I hope it helps a little even just from a general investing perspective. Good luck!

Hi, @John Belluardo and congrats on starting on the path to your dream! Just wanted to pipe in here on the local REIA -- it's at centralohioreia.com and it's run by Vena Jones-Cox. They have a main meeting and three subgroup meetings each month, and I think it's a good spend to join for a year and go to as many meetings as you can. I think it's more for new investors on a learning curve like you are, but I do know that people network a lot there and make deals. Good luck!

Hey, @Kim Thrailkill and welcome to BP! Are you working as an agent for investors? And are you working with residential homebuyers as well? I have to tell you that I work for a broker / agent who only works with buy and hold investors, and he owns rental properties himself, and he's doing a great job for investors in our area. That could be a great model for you. :) 

We've met some people here on BP from your area who are looking for investment property here in Columbus, OH. If I see anyone who mentions that they need an agent in your area I will send them your way. I'm on here quite often because I do marketing for our investment realty. Welcome and good luck!

Hi, @Armando Payano. That sounds like such a nightmare--sorry you had to go through that. I do marketing for a small, family-owned investment realty and PM company in Columbus, Ohio, and have spent time over the last year doing exactly what you said--making relationships with LOCAL lenders who we know will care about our investors and value their business, so that we have lender names to offer our investors when it comes time for them to get financing for the properties we find for them. Our investors have had good experiences with a few community banks we have found in-state who do portfolio loans. I would recommend researching "community banks" in your area and then just cold calling them first to ask them what they can do for you as an investor. That's what I've done, and then I'll meet with them for coffee or have them in to the office. We almost never recommend that our clients get financing at a big bank. Good luck!
