Hi Greg,

I have used Appfolio since 2009 and have about 1000 units on there plus Appfolio Plus. The only downside is that it does have a little bit of a learning curve and they have a certain number of units you must have. (not sure what that number is now)-maybe 100? It is an awesome system and does everything for single and multi family management, makes our difficult job so much easier. Happy to chat with you

Please reach out to a professional property manager in the area, using a retail realtor is not the answer

Quote from @Amy Alexander:

Hello everyone!  I'm fairly new to multi-family and sadly, I'm experiencing my first water damage insurance claim.  I'm working on the loss of rents portion of my claim, and the insurance company is asking for a huge stack of paperwork.  Silly me, I thought that a tax return and the leases of the last, vacating (fleeing) tenants would suffice, but no.  The insurance company asks again and again for me to specify all of the information per "unit type".  The property is a stacked four-plex, 2 units on the bottom and 2 on the top.  I would think that the unit type would be "apartment", but I thought I would ask more experienced folks what the proper term would be.  And, if you have any advice on any "got'cha's" involved in claiming loss of rents in a water damage scenario (ruptured water heater, 2 units impacted), that would be greatly appreciated!  Thank you!

Im guessing, but maybe Type means 2/1, 1/1 etc... Give the adjuster a call, they should be helpful and explain what they are looking for

I’m right there with you and feel your pain and struggle. It’s so hard to find people who want to work anymore!

I do own three companies, so let me see if I can help. First thing may take a minute to complete, but make a list of all the things your assistant does. Divide the list up into things that are $15 an hour items and things that are $100 an hour activities. This will help you see what can be given to a virtual assistant and what can't. There are so many companies out there that specialize in help for property management. This way you don't worry about people quitting on you, paying taxes, overtime, pto etc… because that is now on the owner of the VA company. If yoh need help with leasing, maybe you could enlist the help of an outside third party PM or list on MLS to lease out.

As many have said, you can’t go wrong either way. I have offices in both locations and own properties in both Orlando and St Pete/Tampa. Although, I will say I lean more towards the Tampa MSA. The unemployment is low, has the highest occupancy for office buildings across the US, which means the area is fiscally very healthy. You can enjoy both Tampa and Pinellas counties right across the bridge, lots of beaches, water activities, all kinds of events happening, pro teams like the Rays and Bucks and no state income tax.

Happy to help talk through what your buy box would look like

Chris, you are probably fine if you are owner occupying one of the units, I think the problem starts if you rent Both units out.

Right now Tampa has said that the ADU's must be separate from the main house, must have permits in place, drawings, etc…I would go down to planning and zoning and talk to someone before purchasing and getting the lay of the land. There is City of Tampa and Hillsborough County (2 different entities)

I actually use a third party company in my property mngt co that asks for vet records, photo and also verifies those “fake” emotional support animal letters people get off line. This takes this out of our hands and has a third party make the decision. They also have them sign a document asking if their pet has every bitten someone etc…

Don’t do anything during a legal eviction, you could negate your eviction. Stay still until this process takes its course

Trying ordering a new lock to change it out. Not sure if you have anyone that services the machines (leased) or you own them outright? You could take the manufacturer/model and call or go online and find a replacement.
