I am sure that the other tenants are aware that this guy is an axxhole! Keep good records of every maintenance request and what you did and when. Next time rent lease comes around, don’t renew

Yes, it’s a crazy world out there!

-DL is always a great idea

-App Forewarn

-We use the operating  program Appfolio and they have an app we use where we can send a link to up to ten people. This allows the PM or leasing agent to walk through by themselves and show those 10 people the property all at one time, and they can all ask questions as well. In addition, we also can do “self showings” where the interested party gets a one time showing code. This allows us to walk through the house with them without being there. We also watch them lockup and leave. I’m sure there are other apps and programs where this would work

-You could also do an open house type where it’s open from 12-2 and everyone is invited to see the property at that time. Much safer when more people are there, less likely for something to happen.

-Carry pepper spray, horn, concealed firearm etc…

They are now holdover tenants, you must go through the regular eviction process. 

The new squatter law is for “unknown” people that break into your property and begin taking up residence. 

Evictions in Florida typically take up to 45 days, but most likely a little faster with a holdover

Put your LLC and the EIN number. Obviously, all this income will funnel down to you on your tax return, but you should have go into your LLC if you have it titled that way

Hi David

Do you have anything in your lease or state statutes that outline that happens when the property becomes uninhabitable? You could most likely do it either way; pay for the hotel or deduct from rent next month with a copy of the hotel receipt. Please make sure to specify “how much” you are willing to reimburse, so they don’t go stay at the Ritz Carlton. Will you also reimburse for food too, make sure this is talked about and put in writing so there is no confusion

I have made it a hard fast rule to never let anyone move in until the sec dep, pet dep, rent and utilities are turned on in their name. I’ve been burned too many times. This always screams red alert when they already can’t pay something

I always say, "Its ok until its not". Here in Florida, Code enforcement and zoning give you a really hard time once you go to beg for forgiveness! Some municipalities may ask you to tear it down, some "may" say OK with full engineering reports "if" there are other duplexes in the area. Its a hard no for me on these types of properties
