File a police report, and definitly talk and/or go and visit his case worker. It is unsafe and not habitable to live without utilities.

Couple of notations;

If they do not give a forwarding address, you only need to send my certified mail to their lady known address.

Secondly, you ONLY have 30 days from date of move out in which to send the certified mail making a claim on their deposit. If you miss that time window, you must, by law, send them back every penny 

Tick tock, get that out there to their last known adddress right away

I agree overall, but I specifically want to know the answers to the questions I put in bold/ital, reassurance that I'm correct on those things, which I assume I am. I engage with them the bare legal minimum. 

 You are correct on all your questions!

OMG, move on from these people. You have tried to work with them. Keep before and after photos from their move in/move out, then do before and after photos of the countertop repair, do the repair, deduct from their deposit and move on

It’s always good to have a rental selection criteria up front posted that outlines your procedures and processes. Did you tell these applicant that you wanted immediate move in? Once you approve someone, you need to move forward, if you have not done that, you should be ok.

Talk to the applicant and see if you can compromise and have them move in one week instead of two

Ellen,

If this is your first eviction, please hire a professional landlord tenant attorney. There is a lot of paperwork and process that you must get right, if not, you have to start over. Maybe once you know what to do, you could then go it alone.

It depends on where in the zip code the property is located. Some of that area I would not recommend, but say next to HardRock us a great little rental neighborhood

Taking lots of photos and maybe providing before and after photos, several bids for work. Have the PM meet insurance adjuster. If you feel like the adjuster/insurance is not giving you the right amount of money for all your repairs/replacements, you can hire a company to come in and fight on your behalf.

@Ashley Langeliers Unfortunately, this is one of the first things we check now. There are so many people who put out these properties, numbers look great, it’s built out, collecting rent etc..  but they never permitted. This is an expensive rule to learn, buyer beware and check and verify everything! So sorry this happened, get yourself and experienced agent
