Oh, I see her report is also missing Security Deposits. Tacking that one on as well. 

Hello!

I'm looking for help with finding the name of the correct report to request from my property manager(s) that actually shows me what I want to see. Specifically, whenever I ask for a P&L OR a cash flow statement or any other report showing net cash flow, it always shows me the "above the line" NOI but EXCLUDES:

  • Tenant Improvements
  • Leasing Commissions
  • Owner Distribution

I want a financial report that includes the income, ALL the expenses including the two above, and the final distribution made to the Owner (aka me). No matter what report I seem to request, it does not include the above information. 

For example, our largest property's manager uses Yardi. She sent me the cash flow statement which shows the cash flow, beginning balance and ending balance from which you would think I could deduce the Owner's Distribution, but the statement is missing Tenant Improvement payments and Leasing Commissions, so it does not give the correct number for Owner's Distribution.

Does anyone know the name of  a financial report that has this information? I would like to save the time of trying to describe this over and over again.

come to think of it, we suggested meeting but then they suggested lunch. Ok so maybe they'll pay. I'll send them chocolates for Christmas so we're even. :)

I don't know what a troll post is. I was going to write a longer question on this in general but ran out of time. We always pay for any restaurants or drinks with our property managers or leasing agents since they basically work for us. 

But I wasn't clear who should pay when we go out with our lender since we gave them our business (a very large loan) but they gave us good terms. 

I guess it's silty but kind of important to me to not insult anyone since these relationships are the core of everything.

@Michael Ablan We actually use an out of state credit union for all our lending but we want a larger bank for banking since our properties are spread over multiple states. 

I went to Chase by the way and am very happy so far!

Hi @Mitch Messer thanks for asking! No, I took the advice of @Peter Giardini and decided to work on my own systems and goals first to figure out what I really want to work on vs what should be outsourced. I'm also streamlining a lot of internal systems which will possibly eliminate the need all together.
