PM Report With Owner Distributions, Commissions, and TI??
Hello!
I'm looking for help with finding the name of the correct report to request from my property manager(s) that actually shows me what I want to see. Specifically, whenever I ask for a P&L OR a cash flow statement or any other report showing net cash flow, it always shows me the "above the line" NOI but EXCLUDES:
- Tenant Improvements
- Leasing Commissions
- Owner Distribution
I want a financial report that includes the income, ALL the expenses including the two above, and the final distribution made to the Owner (aka me). No matter what report I seem to request, it does not include the above information.
For example, our largest property's manager uses Yardi. She sent me the cash flow statement which shows the cash flow, beginning balance and ending balance from which you would think I could deduce the Owner's Distribution, but the statement is missing Tenant Improvement payments and Leasing Commissions, so it does not give the correct number for Owner's Distribution.
Does anyone know the name of a financial report that has this information? I would like to save the time of trying to describe this over and over again.
