Hi @Carla Carvalho, I'm very interested in hearing what you find out about this. We own a home in Sherman Oaks next door and want to do something similar. You know you have to rent for a minimum of 30 night stays in Los Angeles unless the home is your primary residence right?
That's our predicament as well. On top of that, there is a moratorium on evictions, so I'm concerned about renting to someone and having them refuse to leave. Therefore, I'm also very interested in corporate rentals as well, but not sure where to start.

Two more questions - where do people go to do direct bookings? Also, does anyone have experience with corporate rentals? That would definitely help with minimizing tenant defaults.

Hi @Nadia O. good idea on the security deposit. I could just make a very high security deposit based on what @Melody R. said. Interesting what @Sofia Sharkey said though. I've heard similar things about Airbnb not helping Landlords out in this way. Does anyone know if VRBO is different? I believe they do allow the Landlord's discretion on the security deposit but definitely don't quote me on this.
@Melody R. this is very helpful information. I'm just not sure if it's worth it for us to run all these background checks if our intention is for people to have 30 day stays and not much more (so we can visit when we want). I also appreciate your comment about the majority of renters paying on time - same for us in our commercial real estate. My concern would be a "professional squatter" who gets passed us in a rental and doesn't leave. Apparently....they exist. Or if someone came for a short visit and unforeseen circumstances happened like a job loss, and they didn't want to leave. Great suggestions though.
@Sofia Sharkey do you have any thoughts on how you do direct bookings?

Hi @Sean McCluskey & @Jon Schwartz thank you for this. Sounds like a very high risk thanks to the current state of Los Angeles' tenant laws, although they aren't that great without Covid either. Hmmm.. Definitely an obstacle to this idea.

The LA eviction moratorium applies to all renters.
This is what I was trying to say in my last post: eviction court is not in session. There literally isn’t an eviction court in LA hearing cases. It’s not that some evictions aren’t being processed; eviction court is closed until further notice.

Thanks @Melody R.! That's helpful to know it would be month-to-month. So the question would be then: Does the California eviction moratorium apply to month-to-month tenants?

@kennethbrisco hi Kenneth could you clarify what you mean? The law is that I can't rent it for less than 30 days because it is not my primary residence. Hiring a property manager wouldn't make it my primary residence or theirs unless they were willing to claim it as their primary residence which I don't think is what you were saying.

Hi @michael baum I see. I checked your article but I don't see anything about a 30-day renter becoming automatically a permanent resident regardless of their rental term date. This would be a key factor and a deal breaker. Do you by chance have any articles linking to this rule? Thanks!
