Hi @Jason Miller and welcome to Bigger Pockets!  I live in Waldorf and rent out my basement, I also have a rental in St. Louis MO and am looking for my next rentals in Baltimore City. 

Check out the Podcasts and Webinars here.  There is lots of information to absorb and learn.  Also you will learn a lot by managing your first rental on your own IMO.

Hi @Sam Sharata welcome to Bigger Pockets! I am also targeting Baltimore for my next investments, for many of the reasons you stated.  I've met some folks along the way who are making it work and it can most definitely be a successful venture.  I suggest setting a "key word alert" on BP for Baltimore, if you haven't already. You'll meet a lot of other very helpful investors who also focus there.

I am looking to invest in Baltimore. I currently househack in Waldorf Md and have a long distance rental in St. Louis MO. I work in DC at the LEnfant Plaza metro station.  Would love to grab a coffee sometime. 

There are many active Baltimore investors on Bigger Pockets. I suggest setting up a Key Word Alert with "Baltimore" and you're sure to see alot of their posts.
