@Emery Green i think it just depends on your comfort level with debt. Some people have bad experiences that scare them away from debt and understably so. My plan is to buy with cash for my first property to avoid hard money fees if I can. Rehab, rent, Get a cash out loan or get a HELOC then repeat with those funds. Basically the BRRR with avoiding the hard money if possible. If my first property is too much for my reserves and it makes sense I may use hard money. Still looking for a lender though. Some won't lend In Baltimore City or have too high of min for me.

@John Roeder would you consider buying or creating a Multifamily property and live in one of the units? I created a garden apartment in my basement and it's working out great for me. That would be another way to live rent free.

@Michael Purcell I applaud your vision.  I heard a speaker who referenced a fellow investor from DC who started "greening" properties years ago.  They thought he was nuts but said they are now finding more and more buyers these days who are interested and will pay for green features.  If you want me to try and connect you, send me PM.

Never used them but in some areas they are illegal and may get removed.

My thoughts as a landlord due to moving 1200+ miles away...it can be done. Use good tenant screening, WAIT for a tenant whose a good fit and manage it like a business. As a CPA you know of the passive losses you can claim against your income. And I agree with other posters, take the HELOC out now, secure your equity for use in further investing. Of course do what feels right FOR YOU.
