I used real estate express and was able to pass my exam.  I think that it prepared me enough for the state exam and would recommend it for learners that don’t mind reading.  They do have videos at the end of each chapter but the bulk is reading.  If reading is not your strong suit try the others being mention this post.  But for any course that you choose to go with it’s more on what you put into it and hoe you apply your study time.

For what I am seeing in Clearwater when I list my properties is that I get an overwhelming number of phone calls and people wanting to look at the rental.  From what I heard it’s the same in Tampa.  

What crieteria is your PM using to screen the applicants? 

I would also check on the rent amount that you have it listed for. A lot of times it’s more beneficial to lower the price a little then to hold it vacant.  

How many properties does your PM manage and do they manage their own rentals as well?

What area of Tampa is the property in? If it’s west Tampa I would love to talk with you.  I am a smaller property manager that can devote more time to finding the right tenant for your investment.

call them.  Let them know you are a buyer.  They don’t earn commission until the property closes on most deals and if they are good agents and you are a good buyer they will send you all their deals first.   Who knows what relationship you could build.   Or simply invite them to have lunch with you so you can tell them what you are looking for

I am wondering what value adds you are planning on doing?  Will this raise the rents? Or is $500 max in that area.  Also allow for more turnover since it takes a renter who wants to live in a fourplex to stay there long term.  Also instead of property management you could always discount 1 tenants rent to take care of property for you but be careful they don’t get a power trip and run your other tenants off.  And if you are buying it makes sure you walk inside every unit and account for all repairs and ask the tenants what the previous owners neglected. Might help show you hidden issues.
