Welcome to BP. Have you narrowed down your target area for multi families? How are you planning on financing the deal? Multi families are not for everyone and some investors only deal on multi families so it really depends on what path you want in real estate . Multi families have the advantage of giving you more doors, hopefully more cash flow, per deal so it is appealing to a lot of investors.  Are you planning on living in one of the units?  Clearwater is a strong tourism market so maybe even turn it into a vacation rental

@Rachel H.  thanks for those suggestions.  I did check with the owner and the AC is 2011 and roof is 2009. Besides that I did check for plumbing issues as we'll as walked on every foot of the floor to check for soft spot.

@Aryelle Collins  what are you looking for in a partner. A 50/50 work/profit split? I am looking at getting into duplexes and multi families myself and though I only have a few deals under my belt and a few current projects I still have not been able to hold my own property. This should change once I finish one of my flips. I would be interested in seeing how you would like to structure a partnership.

I'm with @Jeffrey H. that the laws vary from state to state.  Do they own the MH free and clear or are they making payments to you? Typically the park manager or owner does the eviction for non payment of lot rent. I would consult a eviction attorney about this and more information on this matter is needed. Let me know if I can help in anyway or give us some more details.  Kevin

I am in N Clearwater. I go to a few of the meetings in st Pete and every once in awhile Tampa. What day of the week and how frequently is doable for them meeting?   How is the meeting going to be layed out?  Would love suggestions.

It really depends on the buyer and area.  It does shrink your buyer pool but if the numbers work then I'd buy. I don't have much knowledge in pools so can't help you with that.

Hello, what properties are you looking at and what do you want to do with them. Buy and hold or flip? How are you looking deals or are you scouring the MLS to find them. Also what area do you specialize in? I'm over on Clearwater west of 19.
