I'm looking at buying MH's in Clearwater. I will be talking to MHP's in my area and getting their contacts or rules. Is there a good resource on buying MH's?  Is it better to find and flip or hold MH's? I know it depends on the area. If I hold the property what do I need to pay attention to regarding contracts?  Would the contract be different since it not a deed like a physical house?  Also if any members are in my area and has delt with MHP I would be interested in talking with you.  Thanks Kevin

I agree that the liability is too great to have a pool in rental property.  Could you live in the pool property and rent out the one you currently live in?

I am looking for an agent that will help me in locating deals using the MLS. I need the deals to be investor friendly which I won't get using a regular agent. I more interested in someone who will be a partner and asset as I build my team. I pull comps on my own right now and will continue to do that and not looking for an agent that will just pull comps for me. I understand that it takes time and you the agent gain very little from it. I sent you a PM.

I am reaching out to the BP community. I am looking for Investor minded Realtors in my area Tampa, Clearwater, St. Pete. I need them to answer the phone when I call and to follow through with what we talked about. I have talked to a few realtors and I don't see the hunger in them and I am constantly trying to track them down. If you can lead me in the right direction I'd appreciate it. If you are a Realtor please contact me so we can start building a relationship I would love to meet up and go over what I am looking for.

I know I don't need a lawyer but I know the free contracts are vauge or they leave stuff out. If I work with an agent then yes they could review the paperwork but if I am buying it off market I think I would need a good through contract.  I could be wrong I'm just trying to have all my paperwork together before I make a deal. I don't want to scramble to find a contact last minute.  If someone in my area has a through contract that I could use is would also work.

Hello,

My 1st post on BP, woohoo I'm over that hurdle. lol I am looking for a RE lawyer that is Investor friendly in the Clearwater/ Tampa/ St. Pete area. I am a new investor and need to get a purchase contract drawn up. If you have anyone suggestions I would greatly appreciate it. Thanks Kevin 

Oh since I am brand new at this I am a little short on funds and won't have a ton of money up front. I have heard of lawyer's postponing payment until the deal is done. This would be a great plus for me if I was able to connect with them.
