How long should it take to get a duplex rented here in Tampa?

Hi BP, I have a duplex in Tampa that after the tenant moved out we cleaned it up replaced the ac window units and repainted. Looks much better. Question is how long should it take to get new tenants in there? I am using a PM and he says he is getting apps but noone is signing.... What to do? Thanks Kurt

For what I am seeing in Clearwater when I list my properties is that I get an overwhelming number of phone calls and people wanting to look at the rental.  From what I heard it’s the same in Tampa.  

What crieteria is your PM using to screen the applicants? 

I would also check on the rent amount that you have it listed for. A lot of times it’s more beneficial to lower the price a little then to hold it vacant.  

How many properties does your PM manage and do they manage their own rentals as well?

What area of Tampa is the property in? If it’s west Tampa I would love to talk with you.  I am a smaller property manager that can devote more time to finding the right tenant for your investment.
