Post: Historic home - Seller did not pull permit on work done. Issues?

Hello BP

I am looking at a property that would be a flip for me. The house is 97 years old and is in a historic part of town in Tarpon Springs, FL. The owner did get permission to start rehab from the historical society and has completed some of the rehab already. The work was done by him and a friend or two and they did not pull permits to do the work. My questions are

1. Will I have issues with the city trying to pull the permits after the work has been completed?

2. Should I pull permits on the completed rehab or just sell it as-is?

3. Has anyone worked with the city of Tarpon Springs and historical society of Tarpon Springs?

He has all completed

- All New plumbing

- New electrical panel and half the house is rewired

- 2 of the windows

Kay there is a meeting that meets every other Wed at Joes crab shack. The TBRIEA is a good meeting but does cost for non members. Most the meetings are in St. Pete and Tampa though. Also if you are wanting to try something a little different there is a Thurs morn meeting at Dennys in st pete that is very different format but much more relax and fun way to invest and get to know other investors. Welcome to BP Steve. I would start with the podcast and the free information on REI on on BP. Find what your strengths are in the business an pursue that route you can always change and do more. Then book millionaire real estate investor is a great book and will help you narrow down your farm. Also attend a lot of the local meetings. There are a lot of other investors that go that can help you and they are great for networking. Holly Johns Pass is a good networking meeting there is no format just sticking networking. Larry Harbolt has a great meeting every monday night in st pete. If you have Facebook check out the Tampa Bay REIA Krewe page it has a list of all the local meetings plus is a great place to network and talk REI

Hello, Have you been to any of the local REIA meetings that are around? There are a lot of investors that go to these and you can hopefully find what you are looking for. If you just a lot of questions keep reattaching and reaching out to BP members they are a wealth of information free of charge. I am in Clearwater if you need any help.

Jesse, I would suggest going to a lot of the local REIA meetings around and talking with other investors that are in your area doing what you want to do. This is way cheaper then paying for a seminar. Also there are multiple ways to buy property with low or now money down and Brandon from BP has a book that list a ton of these options. I live and invest over in Clearwater if you are ever out my way we could meet up. All the information that you need to do this business is free so please don't pay for it when all you have to do is ask.

I have walked trough a few properties with different contractors and they are all different and different on price. I decided to hire all the contractors myself and not use a GC. I Harv found some amazing guys that do awesome work and I have found those few that I will never use again. Have you thought about doing all your own repair cost estimates. I was pretty close on my last one. Only 3k off a 45k rehab. Not to bad.  I'm in Clearwater and can help you out depending on what contractors you need

I recently started a business checking account at Chase and have had a few different issues in regardint the employees putting the correct info in their system. Smh it seems so simple. Lol No the less the experience has gotten me to the point that I will be looking for a different banks soon. The big shocker was when I deposited CASH into the business bank account and was charged a fee for processing that cash.  Really but that's why we have options and that's one of the many reasons to shop around and find the best business back for your business.  @John Thedford  thank you for mentioning Check launch I didn't know it was out there and I can use in in my business.

@Bridget McDonald  yes there are a lot of 55+ Communities in Clearwater and a good majority of the residents are snow birds. I have seen a few parks  empty halfway during the summer time "I am a mailman" That being said there is a market for these homes but the lot rent is going to add up quickly unless you can sell fast and buy at a low cost. There are a lot of parks who won't work with investors and be cautious of parks who have there own units for sale since o have seen parks steer possible buyers to their units. What would be your goal in buying a mobile home? Most parks won't let you rent them out but there are still options you can work with? I have delt with a few of the parks and currently own a MH in a 55+ park. Her biggest downside is you really narrow your market pool by only being able to sell to 55+ buyers feel free to ask any questions you may have.
