Hi all,

Currently reviewing an opportunity for an RV park.  Mixed between long and short-term.  Amenities, pool, Office, etc, near major interstate exit.  

How should I be reviewing expense ratio's and assumptions on labor/payroll and management company charges?  Any anecdotes/input/advice is appreciated.

Well I understand the newer tunnel car washes with the subscription model.  Those are strong businesses. However, I am more curious on the self-service car washes that have no attendant etc.

@Kalei White unlevered IRR is always less than levered IRR on a good investment. Leverage is your friend. It comes down to the due diligence part to mitigate risk when using leverage. Also don't always go for minimal downpayment. A safe balance of leverage to equity is safest.

 I would not touch either, there is a correction coming. Just yesterday I walked past a new construction, 3500 sq ft, in Boynton Beach around the corner from my place, on a busy main rd to A1A, 4.5 MILL that's more then 1k a sq ft, thats INSANE, this buyer was out of their mind. 

20k assessment on my building, 100k on my buddies. People can't afford it and are going to dump. My good friend owns one of the biggest brokerages in Miami, she says biz sucks this year, 


Sorry to hear your big buddy broker is having a crap year.  My team's year is doubling what we did last year, and quadruple of 2 years ago.  

CRE is different than resi. Numbers are numbers. If you underwrite it correctly, you can find deals where some folks may recognize (or overlook).

ive got 50 acres in S FL for $100M, so lmk if you ready to start flipping ;)  but seriously, any developers rdy for mixed use urban SFL opportunities?

 yes!  There are no investors (except friends and family) that are willing to go with someone that has no real estate resume to display for review.

There are a lot of things to consider with this question.  Don't spend a dime on masterminds, coaching, lawyers, etc. until you do a good amount of research online.  There is a LOT of great and free resources available to learn the steps.  Sometimes, one of the best options to see if its interesting to you is to passively invest as an LP to see how operators work.  Talk to other passive investors to hear of their experiences and perspectives.  Listen to podcasts, there are THOUSANDS of podcast episodes on the topic.  Happy to chat further.
