FLL loves it when people are investing to make neighborhoods nicer.  if the home has a lot of fines then it is the blight of the block and the city will work with you.  sometimes scheduling a face to face meeting can help if you are good with the 'sad puppy dog eyes' look.

Hi all,

I am looking to get into the ATL market for flips and hold opportunities so I wanted to get on some lists for wholesalers that email out offered properties on a weekly or bi-weekly basis.

Need any help I can get as the Atlanta area is new for me. 

Also looking for one property in East Atlanta to keep for a new residence

Take the money.  But ensure you have strong verbiage in the lease about what you expect and what can occur if the lease is violated.  Is all money pre-paid forfeit?  What do your local laws allow?  

I pre-pay multiple months for any rental I stay in.  I always feel it shows good faith towards the tenant/landlord relationship.

@Nathaniel Carswell Good information.  In your opinion, where are the areas to focus on that have proven to be wise neighborhoods to invest in, but safe enough for an investment.  Also, I have seen a lot of things popping up in areas like East Point, and wonder about fix and flips in areas like that on the south and west side of ATL.  

I prefer areas like grant park up to kirkwood/decatur, but still getting oriented to how ATL is currently.  I am used to the mid-90's ATL, so everything is dramatically different for me.

Hi everyone,

I am looking to move to East Atlanta in about 8-10 months so am beginning to look for a property I can get and fix for myself (hopefully with an in-law suite for rental income) and then move to additional fix/flips after that.  Any tips would be great because I visited the area a month ago and was surprised how much of the area has already been rehabbed...

Hi BP!

I am trying to better gauge my options when looking at multi-family housing (4+ units) and am trying to see my options on how to analyze the deal best. For example, some properties on loopnet will disclose current NOI or list the gross, the expenses, and other variables...but how much salt should I throw on those numbers?

  • What is a good cap rate in south florida? 
  • Should I care about cap rate? 
  • How much should I pay for property mgmt for multifamily?
  • how much should I put aside for occupancy gaps or repair contingency?
