I am on several buyers lists so that I can cast a large net to find and analyze properties, and something I notice for the FL market especially is that many of the wholesalers list the same properties.  How is this possible when I thought you have to have the home under contract to market it as a wholesale deal.  Can anyone explain this madness?

Is the posted annual income after fees are paid to mgmt company and the taxes/insurance is paid? If not, which I am assuming, please PM me the annual expenses the portfolio experiences (taxes, insurance, mgmt fees)

Hi all,

I think I found my first deal for a fix and flip. it is a FSBO, so I want to know how I should approach it to get control of the property while I get money from my private lenders. Do I submit an offer form or do I go to the homeowner and have them sign a full contract? I would like to skip paying realtor fees, so then should I go ahead and contact my title company and RE attorney?

Point me in the right direction please!
