Another investor just sent me an email about software called Flipster.   Has anyone heard of it or used it before?

make sure you get everything you need to protect your roof from leaks!  I'm a solar contractor and you can get equipment at good prices direct from websites and suppliers like renvu.com or civicsolar.com. I recommend Solar panels from SolarWorld and inverters from enphase or SolarEdge. If you want the hottest modules on the market, splurge a little for LG.

Hi all,

I am hopefully about to put an offer on my first home to flip but it is in the ATL market and all my vendors are in South FL, so I need to create an ATL rolodex. Right now I am looking to do work between grant park and stone mountain, in that general region of SE Atlanta.

Does anyone have any good contractors they can suggest that are investor friendly? Looking to redo floors, 2 bathrooms, a kitchen, and some other cosmetics.
Hoping no electrical or plumbing work but we wont find out until the walls are opened.

Here are my numbers on a 1350sf 3/2 I found:

  • purchase price: $60,000
  • Rehab budget: $60k
  • Holding & hard loan costs: $14,000
  • Sale closing & Realtor fees: $11,000
  • ARV: $199,900
  • Possible profit: $54,900

I am assuming the kitchen and 2 bathrooms need a full redo as well as painting/sealing the driveway a day some new floors. I could possibly get everything done with a lower budget but prefer to be prepared.

Thoughts? 

Also, does anyone have a good excel sheet or Web calculator to double check hard money costs?

There are 2000sf homes 2 blocks away that have sold for $280k but mostly it is an inexpensive neighborhood. Maybe I'm pricing ARV too low...

hard to believe that for a property that large, they only need 50k....any pictures to support the claim? No disrespect intended, I'm just a conservative guy

@Brian C. I am a contractor and your guy shouldn't have any problems. What he should do on the transactions is send you a credit card authorization form, which would have information on the CC, your billing address, the amount you allow the contractor to charge, your signature and some verbiage on how you are authorizing his company to run your card. This is added protection for the contractor to prevent charge backs. 

Your contractor is being a tad lazy.  If he calls square, they should be able to tell him exactly what they require on large charges...

Also, being deployed, USAA may give you a super low interest personal loan for the rehabs too...

I was curious what everyone uses and likes (or dislikes) that helps them stay on top of their business?  

Crm? Investor carrot? Infusionsoft? LeadPropeller? A conbo of things? Etc...

When I search I find so many different websites and companies and it is overwhelming.

Help me Obi-Wan Kenobi, you're my only hope!

Hi @Cedric Dadaille,

The rehab amount seems a little low.  What do you expect needs to be worked on beyond paint etc?  Also, is this still available?  Going to go drive by it later today if so.  Is it on lockbox?
