KW has low desk fees with a 70/30 split until you cap, then you keep 100%.  They have an awesome training program complete with a mentor.  Voluntary classes just about everyday (hard to make most with a full time job).  A lot of classes are available online through their website also.  They also have a referral system, so if you choose them give them my name lol.

I'm doing that very thing.  I went with Keller Williams langhorne.  I work full time, have my license and use all of my real estate income for investments while living off of my full time job.  I would've helped you without your license, but I'd be happy to help you with it too.

You could sell it traditionally and pay the back taxes and liens at settlement.

I know of several Mobile Home Communities in Lower Bucks County.  Haven't heard of any for sale though.  I wonder how much it would be to start a new one...

I believe homepath asks for 1k emd.   Some reos require at least 2k emd.  I would consider increasing my earnest money on the next offer.

Wow.  I heard there was a guy going around doing the same thing with vacant properties.   I guess there's more than one.  What police district is it in?  You could try to throw her a bone to buy her out but I'd like to see these people start getting charged for their crimes.
