I think I got it now.  Not really happy with it.  To do what I want it to do requires an upgrade.  Would've been nice to know before jumping into it.  My 2 years will be up before I get the website where I want it lol.

I'm currently building a GoDaddy website.  I need a  lead capture function.  I.e. a place where a potential customer can put there information.   Is there a way to create a page with that capability?  Better yet, is there a way for ME to create a page with that capability?  I'm obviously not as tech savvy as I would like.  I thought it would be easier, or I would've just paid someone else to do it...

When I lived on Oahu some 20 years a go, I couldn't stretch my dollar enough to even consider an investment property.   Can't imagine what it's like now.  I'm sure it's better than sitting in this 6 inches of snow though!

I disclose my realtor status on contact just to be safe. I'm not trying to hide anything. If I can help someone by making a good deal, then great. If I can't make a deal work for both of us, I'll list it and try to get a deal that works for the seller and another buyer. My LLC is not affiliated with my brokerage. I don't mention the brokerage in advertising for the LLC. I just disclose my realtor status on contact.

Repeating what everyone has already stated. Disclose. You can use your own LLC for the website and business cards without broker affiliation, but on contact, I disclose my Realtor status. Plus, if a deal isn't feasible for both the seller and my LLC, then I pick up the listing through the brokerage.

You are suppose to live in it for 1 year.  You may want to look for a reputable turn key property management company in Philly.

Point taken on the acreage. I'm familiar with both areas that you were talking about. I grew up in Charlotte and currently reside in Lower Bucks county, which is why I was interested in your reasoning. I have a list of 15 properties from the MLS that are from 75k to 120k. Some need work, some are C's, some are waiting for investors. For example, REO in Indian Creek section of Levittown 4/2 listed for 105k. I have a rental in the section next to it that rents for 1550/mth. I think your first hurdle is going to be financing. For investments, conventionally, they like to see 25 to 30% down. Doesn't leave you much room for painting, etc... That's where the owner occupied multi home comes in handy. 3.5% down with an FHA qualified loan.
