10% is a good number to use for PM.  You can get it lower with more units.  But for running your numbers, 10 is a nice number.

I'm not an expert, but I replaced 2 units in PA.  It cost me 4900 each, not including the electrical wiring.

As a Realtor, I would show my buyers a FSBO if they requested. I wouldn't necessarily look for FSBO's to show them. I know if I'm buying from a Realtor, my commission is there. Even though I can contract with an owner for my commission, it's a little shakier. Not everyone is as honest as you. However, if you're happy with the traffic you're getting, why change? By the way, you'll get the over-priced feedback from some people no matter what. If you're happy with the traffic you're getting FSBOing at your price, keep plugging away.

Pa law allows for reciprocity.   I'm not sure if CA is on the list.  I've only ever been licensed in PA, So I haven't personally been through it.  Check their website.

I have my real estate license.  I work for a real estate company.  I have never encountered the negative situations you described.  Once you pass your exam, you interview brokers to find the one that fits your needs.  I say again, YOU interview THEM.  If you don't like them, move to the next one.  It's the complete opposite of interviewing for a job.  Find a company whose training program meets your needs and hang your license there.  The broker, your mentor, and you all benefit from your success.  It's in their best interest to help you succeed.

Doing it yourself doesn't cost much at all.  I didn't price any developers.  I wish I had.  It may be worth the expense.  Mine isn't fully active, so I can't give a response rate just yet.  I would love to hear from others though.

You can have cards made before even thinking of a name for the LLC. Just make cards that say

                                      Krystle buys houses!

                                      Call Krystle @ 123-456-7890

                                      Email [email protected]

Boom!  You're started.

I wouldn't worry about the 2 weeks.  Either give notice that you're not renewing, or give 30 day notice at expiration of the lease.  If the tenant chooses to stay the extra month, you'll be back.  If not, I would do as others have stated and hire a PM or Realtor to cover me in my absence.  Here we have 2 weeks to return remaining security deposit.  You would be cutting it close.

You aren't evicting yet.  You are simply terminating your lease with a 30 day notice.  You said you had 5 or 6 showings.  I assume you have a Realtor.  I would ask their advice.

I ended up getting the upgrade for another reason, but I was able to change their form app to meet my needs.  In hindsight, I should've just paid someone to do a much better job.
