They are usually slow to close.  6 to 9 months isn't unrealistic.  It also depends if the price is already bank approved.  You can find out from the listing agent if any offers have been submitted.  I would also be aware if they are taking back up offers.  If they are, and your offer isn't accepted, you may not get a chance to counter.

30 day notice.  No reason needed.  Giving cash for keys is being nice.  It may be an incentive for them to leave sooner, but they may need the time to locate other housing anyway.

Personally, I don't think there are many good flips on the MLS. Why? Because an agent put it there. It's an agent's responsibility to do what's in the best interest of their client. Most of the time that means getting the most money they can for the property. I think marketing for deals yourself will get you more meat on the bone. Or letting a wholesaler bird dog the deals may save your time with a little less meat than doing It yourself. Where I believe the license comes in handy is that you are already marketing for listings. I can offer a potential seller more options. Where an unlicensed wholesaler isn't able to work a deal, a licensed agent can list it for full price and at least make a commission.
