There are a lot of good turn key companies out there. Just make sure you vet them out. There’s a good turn key company reviews website you can google and check out. You could also build a team and go that route. That takes a lot more time and effort but in the end, there’s a lot more potential for profits. Assuming you have a great team. Good luck to you!

The bigger pockets podcast will teach you so much. They have book recommendations in each episode as well. Also search the forums and blogs on BP if there’s a specific topic you are looking for.

Have you considered house hacking? In other words, buy a multifamily, live in one unit and rent out the others? You can ask a mortgage lender about financing options for an owner occupied multifamily property. There’s a type of loan called an FHA loan where you could qualify for a low down payment. I recently was faced with this same decision. Here are some things I took into consideration: What’s your ROI on your 401k? What would the ROI be on the duplex? Will the duplex get you closer to your goals? What are your goals? Are you far enough away from retirement age that you can make up for the penalties on cashing out the 401k? No one will tell you that it’s a good idea to withdraw your 401k but only you know what’s best for you and your situation.

1) Complete my first BRRRR (and second, third, fourth BRRRR)

2) Add at least 10 units to my portfolio.

3) Increase my monthly cash flow by at least $4000/month.

You can look into Cleveland, Milwaukee or Memphis. I'm sure there are others but those are a few that come to mind. For under $100k, you can get duplexes for sure. Maybe up to a 4 plex if it needs a little work. Do your research and find a local team to help you.
