I can't take credit for this one, but another investor I know solves the problem this way: 

Instead of asking a new tenant to sign a 1 year lease during the winter, see if they are open to signing a 13, 14, or 15 month lease to get you into the Spring months. Chances are, they won't want to move in the winter either so they hopefully won't have a problem with it.

Great advice by @Account Closed 

I agree that the agent should also be an investor because otherwise, they won't be able to recognize a good deal or know how to quickly run the numbers on a deal before they bring it to you. Another thing I will add is that they should be able to recommend at least a few good property managers and contractors to you.

The idea is to decrease your living expenses (which is usually one of your biggest expenses.) This will allow you to save your income at a faster rate to be able to invest in more real estate.

As a 2 bedroom, there are some sold comps in the $150-170k range. If you could make a 3rd bedroom, probably in the $200k range.
